How Do You Choose a REALTOR® to Sell Your House in Greenville SC?
How do you choose a REALTOR® to sell your house in Greenville SC? Start with three things: how the agent will price your home, exactly how they will market it, and how often you will hear from them once it is listed. A good listing agent shows you a written plan before you sign anything. If an agent cannot tell you where your home will appear, who will see it and what happens in the first week, keep interviewing.
Most sellers do not shop around. According to the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 80% of sellers contacted only one agent before they hired someone, and two out of three sellers used an agent who was referred to them or one they had worked with before. A referral is a great place to start. It should not be the only check. This guide gives you the questions to ask and shows you what my marketing looks like for every home I list in Greenville and Spartanburg.
What does a listing agent actually do?
A listing agent represents you, the seller. The job covers four parts: pricing the home with real sales data, preparing it for the market, marketing it to the right buyers, and negotiating every step from the first offer to the closing table. In South Carolina that also means keeping your disclosure forms, inspection timelines and closing dates on track with the attorney's office. The marketing part is where agents differ the most, so ask about it in detail.
What is the Greenville SC market doing right now?
Your agent should know these numbers without looking them up. Here is the latest monthly report from the Greater Greenville Association of REALTORS® for September 2026:
• Median sales price: $324,900, up 1.5% from last year
• Average days on market: 59
• Months supply of inventory: 4.4
• Sellers received about 98% of their list price
In Spartanburg County, the September median sales price was $298,585, up 3.0% from last year, with 61 days on market, 4.6 months of supply and 97.9% of list price received.
What this means for you: homes are still selling close to list price, but buyers have more choices than they did two years ago and they take their time. Pricing and presentation now decide whether your home sells in the first few weeks. For more detail, read my guide on whether Greenville home prices are going down.
Questions to ask before you hire a REALTOR®
Use this list in every interview:
1. How did you arrive at this price? Ask to see the closed sales they used, not just active listings.
2. Where will my home be marketed? Ask for the exact list of websites, social channels and buyer lists.
3. Who takes the photos and video? Phone photos are not a marketing plan.
4. What happens in the first seven days? The first week brings the most buyer attention a listing will ever get.
5. How will you keep me updated? Ask how often, and what the update includes.
6. What is your real estate fee, and what does it include? Get it in writing and compare services, not just the number.
7. What if my home needs repairs? Ask what options they have if you do not want to pay for work up front.
How I market a home in Greenville and Spartanburg
When you list with me, this is the plan, every time:
• Professional photos, plus a video walkthrough of your home
• MLS in both Greenville (GGAR) and Spartanburg (SAR), which feeds Zillow, Redfin and Realtor.com
• A launch post on Facebook, Instagram, LinkedIn and my Google Business Profile in the first two days
• A YouTube Short and a full video tour that buyers can share with their family
• An email to the buyers in my database whose search matches your home
• Open houses when they fit your home and your schedule
• A weekly check of every channel to make sure the price, address and details are correct
• A written update every Friday with showings, online views and buyer feedback
Your home is featured again on my channels every week while it is active, with a new angle each time. Buyers who scrolled past it once see a different room, a different photo or a different reason to book a showing.
Why video matters when you sell
Most buyers see your home online long before they walk through the front door. Video lets a buyer moving from Charlotte, Atlanta or out of state walk through your home from their phone and decide it is worth the drive. A good video tour shows the real flow of the house, room by room. A short version goes on YouTube Shorts, Instagram and Facebook, where it reaches buyers who are not searching yet.
How to compare REALTORS® side by side
After two or three interviews, line the agents up on the same points: the price they suggest and the sales behind it, the written marketing plan, who you will talk to each week, and the real estate fee with what it covers. The highest price suggestion is not always the best choice. A price that sits for months often sells for less than a price that brings showings in the first two weeks.
What if your home needs work?
Many sellers in Greenville and Spartanburg own homes that need paint, flooring or roof work before they sell. You have options. Through my network of local contractors, approved repairs can be done before your home goes on the market and paid from your proceeds at closing, so there is nothing out of pocket up front. If speed matters more, I can also show you a cash offer and a listing price side by side. My guide "Cash Offer or List: Which Nets More in Spartanburg SC?" walks through a real example.
Frequently asked questions
How many REALTORS® should I interview?
Two or three is enough for most sellers. Use the same questions with each one so you can compare the answers.
Do I need a REALTOR® who lives in Greenville?
You need an agent who works in your market every week and knows the recent sales in your neighborhood. I work across Greenville and Spartanburg counties, including Greer, Simpsonville, Mauldin, Taylors, Boiling Springs and Duncan.
What does a REALTOR® cost to sell a house in SC?
The real estate fee is set between you and your agent. Ask for it in writing, and ask exactly what services it includes.
How long does it take to sell a house in Greenville SC?
In September 2026, Greenville homes averaged 59 days on market. Pricing, condition and marketing can shorten that.
Can I sell my house without making repairs first?
Yes. You can sell as-is, take a cash offer, or have approved repairs done and paid at closing. I will show you the numbers for each option.
